While driving around your community, you may have seen signs posted on telephone poles that offer “foreclosure help.” These seemingly generous offers to help financially troubled homeowners who are in danger of losing their homes to foreclosure are actually scams. Typically, the “help” comes in the form of an offer to buy the home for a reduced price from the homeowner. The scammer offers to pay off the homeowner’s existing debt and to rent the home back to the homeowner until they can afford to buy the home back. The scam comes after the owner signs the paperwork and the offer to rent the home to them abruptly disappears, leaving the scammer with an inexpensive house and the homeowner without a house or a place to live. Fortunately, the current booming real estate market has made it possible for financially troubled homeowners to avoid foreclosure on their home and the scammers.

Foreclosure usually occurs after a homeowner fails to make his or her mortgage payments for a period of several consecutive months. Lenders are often willing to accommodate minor financial troubles from their borrowers, but sometimes, they have no choice but to evict the homeowner and sell the home. This is usually done at a public auction, as lenders place more importance on getting money back quickly than in getting the highest price the property can yield. While the national foreclosure rate has been fairly steady, it has been increasing in several states, notably Texas and Florida. While losing a home due to lack of payment is generally financially catastrophic for homeowners, the current market has offered many financially troubled homeowners a simple way out - they can sell the home.

The price of homes nationwide has skyrocketed in the last few years, and in many markets, values have doubled or ever tripled. Many homeowners now have huge amounts of equity in their homes and that equity often exceeds the amount owed on the primary mortgage. That may be little consolation to a homeowner who has just lost his or her job, but the homeowner now has another option besides watching the bank sell the home from under their feet. The homeowner can now sell the home, pay off the mortgage and often pocket some cash at the same time. In most markets, this can be accomplished rather quickly, before foreclosure proceedings take place. The debtor will no longer have a place to live, but the debt will be repaid, and he or she will often have quite a bit of cash left over. This is certainly a better option than either dealing with a scammer or losing the home to foreclosure.

Anyone with financial troubles that prevents them from making their house payments should consult with their lender first. Lenders aren’t really interested in removing people from their homes unless it’s absolutely necessary. Still, it is comforting to know that the current market may provide a somewhat more attractive alternative that may actually yield some cash.

Try a blueprint like this: people act on their own perception of the facts before them, which leads to predictable behaviors about which something can be done. When we create, change or reinforce that opinion by reaching, persuading and moving-to-desired-action the very people whose behaviors affect the organization the most, the public relations mission is accomplished.

It seems worth the effort when you get results like fresh proposals for strategic alliances and joint ventures; prospects starting to do business with you; welcome bounces in show room visits; membership applications on the rise; customers starting to make repeat purchases; community leaders beginning to seek you out; capital givers or specifying sources beginning to look your way, and even politicians and legislators starting to view you as a key member of the business, non-profit or association communities.

But winners don’t pull it off by themselves. First, they find out who among their important outside audiences is behaving in ways that help or hinder the achievement of their objectives. Then they list them according to how severely their behaviors affect their organization.

Next they take steps to learn exactly how most members of their key outside audience think about their organization. And by the way, they make certain their entire PR team buys into the crucial importance of knowing for sure how their outside audiences perceive their operations, products or services. And they dig deep to ensure they REALLY accept the reality that perceptions almost always lead to behaviors that can damage your operation.

When it’s time to activate the PR blueprint, monitor and gather perceptions by questioning members of your most important outside audience. Ask questions like these: how much do you know about our organization? Have you had prior contact with us and were you pleased with the interchange? How much do you know about our services or products and employees? Have you experienced problems with our people or procedures?

Not so incidentally, your PR folks are already in the perception and behavior business, so they can be of real use for this opinion monitoring project. Professional survey firms can be brought in to handle the opinion monitoring chore, but that can be a costly undertaking. But whether it’s your people or a survey firm who asks the questions, your objective is to identify untruths, false assumptions, unfounded rumors, inaccuracies, and misconceptions .

Here, ask yourself which of the above abberations is serious enough to become your corrective public relations goal? Clarify the misconception? Spike that rumor? Correct the false assumption? Fix those inaccuracies? Or yet another offensive perception that could lead to negative results?

Once you firmly set your public relations goal, you can assure you’ll achieve it by picking the right strategy from the three choices available to you. Change existing perception, create perception where there may be none, or reinforce it. Especially important that your new strategy naturally compliments your new public relations goal.

How will your message deal with the offending perception when you address your key stakeholder audience to help persuade them to your way of thinking?

Identify your best writing talent to prepare the message because s/he must put together some very special, corrective language. Words that are not only compelling, persuasive and believable, but clear and factual if they are to shift perception/opinion towards your point of view and lead to the behaviors you have in mind.

Now it’s time for rapid fire communications tactics to carry your message to the attention of your target audience. Making certain that the tactics you select have a record of reaching folks like your audience members, you can pick from dozens that are available. From speeches, facility tours, emails and brochures to consumer briefings, media interviews, newsletters, personal meetings and many others.

Of course, how one communicates often affects the credibility of the message, so you may wish to deliver it in small getogethers like meetings and presentations rather than through a higher-profile media announcement.

It will soon be time to show signs of progress. And that will call for a second perception monitoring session with members of your external audience. Employing many of the same questions used in the first benchmark session, you will now be watching carefully for signs that the offending perception is being altered in your direction. Of course you can always accelerate the program by adding more communications tactics as well as increasing their frequencies.

At day’s end, the managers to whom this is addressed, also know this essential truth: they need an aggressive blueprint such as this one that will deliver behavior change among their most important outside audiences leading directly to achieving their managerial objectives.

“Tuning In” To Your Destiny

Like fine tuning a radio to receive the waves of sound vibration and information, so is it when we fine tune our selves into receiving inspiration from the infinite source of love, strength power and wisdom, the Universal Mind or GOD. As you become more and more in tune, conscious and aware you realize that nothing in our life is a coincidence. We inherently know this is true especially when we experience “daja’ vu” (already been some where, seen or done something in a distant memory or dream). There is an inner “knowing” as Wayne Dyer calls It, a pre-existing knowledge of our divine self and relationship to our higher power with in the bigger picture so to speak. We are intelligent, loving, spirit beings living inside these very fragile and temporal bodies. When you realize you are the same being today that you were before this life in the spirit or energy form, then you also know that we all have a divine purpose or mission. Deepak Chopra calls it our “blue print”, and we are all born with one. It is our job to tune in and remember it. Our ultimate success, happiness and destiny depend on it.

NBA Finals 2006 Game 1

In the first game of the 2006 NBA finals the Dallas Mavericks came out with victory behind 32 points from point guard Jason Terry. Even though the Miami Heat lost by ten points things could have been closer if they had hit their free throws and the game could have been a blowout if the two best players on the Mavericks team would have played better. For a team to have their best two players play bad and still win says a lot about how good their team is. That is why so many experts and basketball fans have chosen the Mavericks to win the championship.

Overall, the Miami Heat are not fast enough or deep enough to compete, although I think they need to give veteran guards like Shandon and Derek Anderson a chance to play to see if they can help shut down Jason Terry on the defensive end. Playing an eight man rotation will not get it done. The free throw situation does not really need to be discussed because Shaq will always miss free throws but his teammates have to hit theirs. Another thing the Heat must do is try to play Alonzo Mourning more minutes because he can protect the basket better than Shaq. The bad thing about that is the two of them can’t play together so Riley will have to choose between offense with Shaq or Defense with Mourning.

Based on the outcome of the first game of the series I expect things to get a lot worse for the Heat. I do not expect the Mavericks top two players to play poorly in game two like they did in game 1.

NHS To Take A Bite Out Of The Compensation Cherry

Oliver Letwin, the Dorset West MP, in a speech to the Centre for
Policy Studies quoted figures of over £400million having already
been paid out in 2003 by the NHS in compensation for clinical
negligence claims with a further £5billion more in cases waiting
to be settled. This is a huge demand on the already thinning
resources our National Health Service relies upon.

Recently it has been suggested that legal aid be removed as an
option for those seeking compensation for clinical negligence to
be replaced by solicitor’s no win, no fee arrangements. This
will place the burden of paying for fraudulent and
“time-wasting” claims on the shoulders of the solicitors
themselves who up till now have been receiving nearly 40% of the
total compensation costs the NHS is struggling to find.

More dramatic, though, is the recent draft produced by Health
Minister Rosie Winterton for a new, expanded NHS Injury Costs
Recovery (ICR) scheme. Meaning the NHS can recover the costs of
treating a patient who has made a successful compensation
claims.

For years hospitals have been able to recover the costs of
treating people injured in road traffic accidents where the
injured party has successfully claimed compensation for their
injuries. Within the past five years the NHS has recovered on
average around £105million per year from third party insurance
companies. The move to expand the current Injury Costs Recovery
scheme is estimated to recover an additional £150million per
year to cover the treatment of those who were injured due to
someone’s negligence in any type of personal injury claim.

The Health Minister stated: “This policy will encourage
employers to take steps to prevent employees being injured and
when implemented should increase the total recouped each year to
around £250million for the NHS - equivalent to 53,000 hip
operations and 11,000 newly qualified nurses … It is
unacceptable that taxpayers have to pay for the medical
treatment of someone injured at work simply because employers
fail to take adequate steps to protect their workforce.
Individual hospitals will now be able to recover the costs and
decide where they want to reinvest that money to improve
services they want.”

In response to this a spokesperson for the Institute of
Directors said: “Businesses pay tax which pays for the NHS, so
why should it pay again for treatment? In road accidents it is
normally someone’s fault but it is not so clear cut with
personal injury. It could mean that businesses are left fighting
costly and lengthy battles against claims. That may just be too
much for some, especially small businesses.”

But despite these concerns TUC General Secretary, Brendan Barber
stated: “We welcome this consultation. It is important that
negligent employers pay the full cost of their actions rather
than expecting the taxpayers to subsidise their failures to
protect workers. However it important that this is not just seen
as another cost to be added to insurance premiums and instead is
used by the insurance industry as an incentive to improve the
measures that employers take to prevent injuries at work.”

The stiff regulations self-imposed on motor insurance policies
by insurance firms has always been lacking in other areas.
Whereas a motor insurance customer will have to declare age,
current employment, years holding a license, any previous
accidents, yearly mileage, motoring convictions, registration
number, type of license, other users of the car, any other cars
owned plus a multitude of other questions - public liability
insurances consist of much less confirmation. Hopefully this
move will be more of a wake-up call for insurance companies than
another reason for them to push up premiums. Sadly the The
Association of British Insurers are not convinced that insurance
firms will respond in the way hoped for by the Health Minister,
predicting the scheme would force insurance premiums up by 8%.

The Law Commission felt the move would encourage employers,
public authorities and others with responsibility for the health
and safety of others to take those responsibilities more
seriously and improve their health and safety practices. More
than 75% of those who responded to the Law Commission’s
consultation on expanding the Road Traffic Accident scheme to
cover all cases of personal injury in 1996 agreed with the
Commission that the NHS should be able to recover its costs from
the insurance of the individual(s) responsible for the injuries
it had to treat.

The internet has opened a vast number of doors for people to market their products and services. Becoming self-employed and obtaining a national or global audience has never been easier. Many of these quality Classified Websites will provide Entrepreneurs with their own storefront. In addition, their is no or little programming knowledge required for a Website, as the administrator of the Classifieds Website will ensure modern and enhanced features, for consumers to find and purchase products or services. However, there are a few elements to familiarize yourself with, prior to deciding where you want to advertise.

Free Classified Ads

If you scout the Internet, you will find a variety of Websites that are promoting, “Free Classified Ads”. Many advertisers will rush in and take advantage of these offers, without investigation. However, you should use caution when dealing with these types of Websites. If they do not provide a Privacy Policy, avoid them all together.

Always remember, maintaining a Website has a price. If they are not selling their advertisement space, another method is being used to generate income.

A common practice is the sale of E-mail addresses. In an online report by Tim Williams (Technical Services Specialist University of Arizona’s Steward Observatory [http://www.u.arizona.edu/~trw/spam/]), describing how spammers obtain Email addresses, he found, “Many sites, when the dot-bomb implosion hit, realized a list of email address was an asset to be sold. The people buying didn’t care if you only opted in one site they had your address used it and probably sold it off again”. There is a big market for Email addresses. The value of an E-mail address rose significantly with the new legislation that enforced the, “Can-Spam Act”. By opting in to a Website, and providing your E-mail address, you are opening the doors for E-mail Advertisers to safely market your address.

There are some Free Classified Websites that are legitimate. Some sites may advertise, “Free Classifieds,” but charge for extended time-frames of the advertisements run. For example, an advertisement that will run for one week is free. In contrast, an advertisement that runs for one month has a fee. In addition, some free classified Websites may charge a fee for additional features. This may include Featured Advertisements, Bold Text, Placing your advertisement above all others within a category.

In any case, look for a Privacy Policy. Ensure that Website clearly states they will not sell, trade, or share your registration information.

Features to look for in a Classified Website

When choosing a Classified Website to utilize, take a look at some of the features they offer. A good advertising venue should focus on consumer friendliness. Navigation should be clear and simple for the consumer. They should offer features that help consumers shop and compare. This is what will make consumers comeback to the resource for their shopping needs.

Here are some basic features to look for:

Classified Search Engine: While some people enjoy shopping through the variety of Classified Ads, others want a Search Engine that will filter out the ads that are not of interest to them. The site should offer a search engine, and an advanced search engine that allows consumers to sort ads by item specific information. For example, a consumer should be able to shop for cars by the Manufacture, model, location, price range, Mileage, and other details related to the car they want.

Classified Watch List’s: Watch Lists are a newer feature that will automatically notify a consumer when an item is advertised on the Website. Writing your Classified Ad

What many may consider the most important part of advertising is writing an effective ad. The information that you provide in your classified ad may be the deciding factor if it is successful or a, “bomb”.

Create a variety of advertisements that utilize various approaches. Be prepared to revise your content on occasion. This ensures that you are demonstrating different aspects of your offering. In addition, you can promote your offering from different angles, to see what will achieve the best results.

Choosing the angle of your advertising may vary, depending on what you are offering. Writing a Classified Ad is not much different than writing an essay, with the exception of a literary work. There are three general angles that you should consider using to promote your offering. These are Expressive ads, Persuasive ads, and Informative Ads. However, you should always implement a call to action regardless of the angle you choose. Additionally, it may not be a good idea to mix any of the three angles. This is because advertisements need to have focus and be concise.

Writing an Expressive Classified Ad

An expressive advertisement is very personal. Expressive ads may be a good idea for a small scale business, wanting to utilize a personal approach. When taking an expressive approach, think of writing an excerpt of the day in a journal. As the writer of the advertisement, you want to express your personal feelings, thoughts, or opinions related to the offerings. For example, a Business Opportunity may be advertised as, “I made over $100,000.00 in one year. I cannot believe how easy it was”. This eliminates the need to use examples or testimonials, as the author becomes the example.

Writing a Persuasive Classified Ad

A persuasive advertisement is used to convince the reader or change their opinion. To be successful with a persuasive classified ad, the writer needs to have a firm, direct, and clear point. The goal is to evoke a reaction that causes the reader to have the same point-of-view as the Author. A very common form of advertising, that uses a Persuasive approach, is the Governments, “Register to Vote,” Campaigns. They are generally direct and to the point. They provide a concise reason why you should register to vote, “Make your voice heard”. By pointing out a simple benefit, they are achieving the task of the persuasive advertisement, getting unregistered citizens to register.

Writing an Informative Classified Ad

Informative advertising provides information to the readers and generally explains what is being offered. When constructing such an advertisement, the author should demonstrate observations, ideas, facts, statistics, or research data. This is becoming very common on the internet, as more people are becoming information hungry. Consumers want to know what they are buying. In addition, this is a wise choice, if consumers cannot physically see the item you are selling. An example of Informative Advertising is an Auto Manufactures advertisement for their vehicles (Not Dealerships). They generally print large advertisements that inform readers of the Vehicles Engine Horsepower, Torque, Maintenance Schedule, Improvements from prior models, available colors, Wheelbase, seating, trunk size, etc… All the information is based on facts and research. It allows consumers to compare their vehicles to similar Auto Models, without taking a test drive.

Headlines and Body of your Classified Advertisements

Headlines are often referred to as titles, and are very important in catching the readers’ eye. Headlines should always be typed in capital letters. In addition, use simple name recognition techniques. For example, if you are advertising a Car for Sale, input the Make and Model for the headline. In contrast, if you are selling Real Estate, you should use the street and Town the property is located.

Business advertisements should always use the name of the company. The more the name is seen, the better your Public Relations becomes.

Don’t overextend the headline. An example of an overextended headline is adding, “Car for Sale,” when placing an advertisement under a, “Cars for Sale,” category. This text is simply not needed, as the consumer is already aware that they are looking at, “Cars for Sale”.

Consider what you see from professional journalists that writes columns in a newspaper. Simple and Straight forward, inform the readers what the Classified Ad is promoting. They never mention the words that already are in the columns’ header (Entertainment, Movies, Lifestyle, etc..).

The context or body of your classified is very important. First, the body of your advertisement needs to have proper grammar. Having a Classified advertisement with, “Typo’s,” gives a bad impression. Next, make sure the body is easy to read. This can be accomplished by using paragraphs with short sentences and avoiding all capital letters. Keep in mind, the body is not a headline; you already grabbed the consumers’ attention, as they are reading your advertisement.

The goal should be to make it pleasant at this point. Finally, end the advertisement with a call to action. How does a consumer proceed to accept your offer? What is the next step they need to take? Use power phrases similar to, “Call Now for Further Details”.

Consider the season of your target audience (Dependent on the Offering). In the winter, people may have different motives than in the hot summer. In addition, take into consideration up-and-coming Holidays. Simply wishing a, “Merry Christmas,” will evoke warm emotions when people are reading your advertisements. This may help take away the Hard-sell frame of mind the consumer has, while reading your advertisements.

Recently a friend of mine was talking about all the opportunities that seem to come her way without her even searching for them. For example, someone tells her about a house she can buy as a rental property investment. Next thing you know, someone else tells her about another one. Then, she’s at a spa one day talking to the spa owner and now she’s investing in owning a spa.

What is it that causes such things to happen to one person and not another?
I asked her what the secret was. Can you believe it? The secret was so simple. It was GIVING.

Think about times in your life when you have been in your greatest flow of positive energy. During those times I bet you will remember that you were in a very generous state of mind, giving freely in various aspects.

I once read a Proverb that said, “If you want friends, show yourself friendly.” I now know that the reciprocal effect of everything is the same. If you want money, give money, if you want love, give love, and so on.

The other day, I gave money to an organization when I really didn’t feel like I could afford it. Because I had not used up my 10% tithe amount for the month, I decided I had better keep my financial integrity in tact and give the money. It’s unbelievable in a way, but the next thing I knew I had a check in the mail from previous work I had done and forgotten that I had not been paid. I got a new client in my life coaching business, who called me from having seen some of my work. And, I was able to get into a training program I wanted as a result of the other person’s generosity!

AntiChrist to Mislead more Christians than Jews

AntiZionists are against the return of King Messiah, because King Messiah, the “Son of Man” is King of the Jews, first and foremost and King of Israel secondly. King Messiah, contrary to antiZionist, antiChrist “Christians,” will restore Jerusalem to Jewish control - liberating it from the fascist EU occupation.

AntiZionists, professing Christians often, are against King Messiah because as the I AM, He prophesied the return of REAL JEWS to the real Jewish homeland that such “Christian” rebels refuse to submit to although it’s clearly in the Scriptures. They’d rather nurse their irrational hatred, bogus racial claims and hysterical allegations about Khazars against Judah (God calls them Jews, we should submit Father knows best) than uphold God’s Law and Prophets that foretold Judah would serve as the pioneer tribe, leading the way for the other tribes to follow. Such anti-Zionists are against GOD for opposing His Word and His Will concerning the restoration of legitimate Jews to the Jewish homeland.

The diplomatic politician, statesman, turned Beast rules before King Messiah, the King of the Jews, the King of Israel, returns from Heaven. It is such a European wannabe divine emperor who will mislead professing Christians and New Agers and Eastern devotees to think he is “God” when he makes such blasphemous claims in the holy Temple, polluting it and bringing divine judgment on himself and numbering his days for trespassing, overstepping his bounds.

Jews aren’t the ones who believe a man can be God. It is the synagogue of Satan, the false Christians who profess to be spiritual Jews, “Christians” who believe such things. (Yeshua is the only One who was both human and divine through His mother and His Father and will return from Heaven in full view of all mankind - not from some secret chamber, cave or other earthly place).

The legitimate Jews in Israel, in Jerusalem, will be prepared to meet our God and receive our King by the Two Witnesses, for Yeshua said He would not return to His Jewish brethren and Jerusalem until they had a change of heart: “… for I say to you, you shall see Me no more till you say, ‘Blessed is He who comes in the name of the LORD!’”(Matthew 23:39).

The Jews are back in Jerusalem, and before King Messiah returns they will have the prophesied change of heart (Zechariah 12:10-14), while too many professing “Christians” will fall for the so-called AntiChrist and fight against the return of the REAL JESUS from Heaven who will defend the Jews.

Sometimes websites just can’t get done fast enough. Just the mere thought of having to put up another page of information really takes quite a bit more motivation than it should. Never fear! I’ll show you some simple and easy ways of making that next page or site, practically create itself, and at lightning speed!

First of all, use website shell templates as often as you can. These allow simple and very quick website maintenance. They will not be unique and individual most times, but they’ll get you up faster. They can be programmed in PHP and allow for very snappy website generation. Each file in the template represents a page. Just insert your page content in the areas provided and you’ve got an instant completed page. One change to the menu is instantly shared by ALL pages, instead of having to update the menu on each particular HTML file. This saves a LOT of time. Sometimes, you don’t even need a whole package. In certain situations, less is more and should be used in place of larger whistles-and-bells website packages. Sometimes, just 1 page is needed. You’d be surprised just how effective they could be. Maintenance? Less than 10 minutes a week, and that’s if you’re a slow typer! They’re maintained easier, can have all the latest search engine optimisation tricks, minimal images needed and would mean your website could load super fast! Business card websites are great for if you need to have an internet presence, but don’t need a full mind blowing multimedia show of a website.

Another thing to remember is, use code generators where helpful. For example, I made a small program that allows me to create a full featured contact form in about 20 seconds, seriously. It takes a few bits of information, then generates the page code ready for copying and pasting into your existing design and your shell template (as above). They save you having to worry about all the repetitive tedious stuff and let you get on with doing what you do best, making a great website that expresses your business, hobby, etc. You can download it from the URL above.
